Real Estate in Malabon
A historic Manila Bay city with deep fishing roots — ultra-affordable Metro Manila real estate, but buyers must fully price in its severe and chronic flood risk.
About Malabon
Malabon is one of the most historically flood-prone cities in Metro Manila, situated along Manila Bay and the Tullahan-Malabon-Navotas-Calapan river system. Famous for its fishing industry, bangus cultivation, and lanzones festivals, Malabon has a tight-knit community character and some of the most affordable real estate in Metro Manila. For property buyers, Malabon presents a high-risk, high-affordability trade-off. Land prices are low precisely because flooding is frequent and severe. Some higher-ground barangays with DPWH-improved drainage have shown improvement. The city is underserved by transit, which also limits price growth. Best suited for end-users who work locally or buyers who need a very affordable Metro Manila address and fully understand the flood risk.
Location Details
Flood Risk
High Flood Risk
Malabon has some of the worst chronic flooding in Metro Manila. The city sits below sea level in many areas and experiences tidal flooding, river overflow, and storm surge risk from Manila Bay. Multiple typhoons have caused widespread flooding with water remaining for days. DPWH and the Malabon LGU have implemented pumping stations and canal rehabilitation with some improvement in central barangays. Flood insurance for properties here may be difficult or expensive to obtain.
Transport
Malabon has no rail transit. Main roads: MacArthur Highway (connecting to Manila and Navotas), Malabon-Tondo Road, Dagat-Dagatan Avenue. Jeepney and FX routes serve Manila, Navotas, and Caloocan. The CMNV Expressway (partially completed) will improve connectivity. Travel to Manila Divisoria: 30–45 min. To Makati or BGC: 60–90+ min.
Amenities
SM City Malabon, Malabon Zoo and Ecopark, Malabon Public Market (seafood), limited hospitals — serious cases typically referred to Manila or Caloocan facilities.
Growth Potential
Malabon offers limited investment upside due to persistent flooding and poor transit connectivity. For industrial and logistics uses (given CMNV expressway access), there is a niche market. Most prudent buyers treat Malabon as an end-user market, not a capital appreciation play.

Buyer Questions
Frequently asked about Malabon real estate
Why is Malabon so affordable compared to other NCR cities?
Primarily its severe and chronic flooding. Many barangays flood regularly — even without typhoons, high-tide events cause inundation. This structural flood risk suppresses property values significantly. Land prices are among the lowest in Metro Manila for this reason.
