About Parañaque

Parañaque is a large, diverse city in southern Metro Manila, stretching from Manila Bay reclamation developments to the elevated residential villages of BF Homes and Sucat. The city has several distinct real estate sub-markets: the premium gated villages of BF Homes and Better Living (middle-to-upper income horizontal developments), the NAIA-adjacent commercial strip, and the emerging bayside developments along Diosdado Macapagal Boulevard. Parañaque is generally more affordable than Pasay or Makati but more premium than Caloocan or Malabon. Interior barangays (Moonwalk, San Dionisio, Merville) are established and family-oriented. Investors are increasingly looking at bay-facing barangays as Entertainment City's footprint expands through adjacent Parañaque areas.

Parañaque has significant flood risk in coastal and low-lying areas. The Parañaque River and its tributaries cause flooding in barangays including Tambo, Baclaran, San Isidro, and parts of La Huerta. The coastal reclamation area along Manila Bay floods during storm surge events. Inland villages (BF Homes, San Antonio Valley, Moonwalk, Merville) have better drainage. NAIA Terminal areas have engineering-grade drainage.

Transport

LRT-1 Baclaran terminus is in Parañaque — a major transit hub. FX, bus, and jeepney routes to Manila, Makati, Las Piñas, and Cavite. EDSA South (R-10) passes through. Airport Expressway/SLEX accessible via Sucat on-ramp. Ninoy Aquino Avenue gives fast access to NAIA. Commute to Makati via LRT-1: 30–40 min from Baclaran. To NAIA: 10–20 min by car.

SM City BF Parañaque, Parañaque Community Medical Center, Don Bosco School, NAIA International Terminal, Baclaran Church (one of the most visited shrines in PH, famous Wednesday novena), Parañaque Integrated Terminal Exchange (PITX) for Cavite-bound transit.

Growth Potential

Parañaque is a mature residential market with niche growth. Entertainment City expansion is driving premium condo development toward the Aseana/Bay City corridor. The LRT-1 extension (planned further south to Cavite) will benefit future station areas. PITX generates commercial activity near Parañaque's southern boundary. Airport-adjacent rentals near NAIA (Tambo, Domestic Road) have stable demand from airline workers.
