About Caloocan
Caloocan is actually two geographically separate areas: South Caloocan (bordering Navotas and Manila — the Monumento and Grace Park area) and North Caloocan (bordering Malabon and Bulacan — home to SM City Caloocan and newer subdivisions). They share a city government but have very different characters. South Caloocan is densely urbanized with major LRT-1/MRT-3 interchange access. North Caloocan is more recently developed, with suburban subdivisions and growing commercial activity. Real estate in Caloocan is largely middle-income and affordable relative to southern Metro Manila. The Monumento area drives transit-oriented condo development. North Caloocan has more horizontal residential projects. The CLLEX expressway and NLEX connector are improving North Caloocan's connectivity to Manila and Bulacan.
