About Muntinlupa

Muntinlupa is the southernmost city in Metro Manila and the location of Alabang, one of the most prestigious residential and commercial addresses in NCR. Ayala Alabang Village, Filinvest Alabang, and BF Homes (shared with Parañaque) offer some of the most spacious and well-maintained residential communities in Metro Manila. Festival Supermall and Alabang Town Center anchor the commercial landscape. Real estate in Muntinlupa spans ultra-premium (Ayala Alabang Village lots at ₱100,000–₱200,000/sqm+) to mid-range condominiums along the SLEX corridor. The Filinvest Alabang township integrates residential, commercial, office, and leisure in the Festival Cityplace area. The city is popular with executives, expats, and high-income families who value premium suburban living with good SLEX access.

Flood Risk

Moderate Flood Risk

Muntinlupa has lower flood risk than most NCR cities due to elevated terrain and good drainage in established villages. Ayala Alabang and Filinvest rarely flood significantly. Eastern barangays near Laguna de Bay (Tunasan, Cupang, New Alabang portions) can flood when lake levels rise during prolonged wet season. Muntinlupa does not have major river systems cutting through it, reducing overall risk compared to Pasig or Marikina.

Transport

SLEX (South Luzon Expressway) passes through Muntinlupa with Alabang and Sucat exits. The Skyway (elevated expressway) connects Alabang to Makati and Manila. PNR (Philippine National Railways) has an Alabang station. P2P bus services from Alabang connect to Makati, BGC, and Ortigas. Commute to Makati via Skyway: 30–45 min (peak: 60–90 min). To Laguna: 30–45 min via SLEX.

Amenities

Festival Supermall, Alabang Town Center, Molito Commercial Complex, Asian Hospital and Medical Center, Starbucks Row / Restaurant Row, Alabang Country Club, South Suburban Medical Center.

Growth Potential

Muntinlupa's Alabang area is prime Metro Manila real estate — Ayala Alabang lots regularly set per-sqm records south of Manila. Filinvest continues expanding Festival City with premium office and residential products. SLEX/Skyway access makes Alabang competitive as a suburban HQ for multinational companies. CALAX extension (to Laguna) improves south connectivity. Risk: peak-hour SLEX and Skyway congestion makes the commute to CBD less attractive for daily commuters.
