About Pateros

Pateros is the only municipality (not city) in Metro Manila and also its smallest by population. Situated along the Pateros River between Taguig and Pasig, Pateros is best known as the traditional home of balut (fertilized duck egg) production — a legacy of the once-thriving duck-raising industry along its waterways. The municipality has a tight-knit, traditional community character very different from its BGC neighbor. Real estate in Pateros is among the most affordable in Metro Manila, attracting buyers who want an NCR address without NCR prices. Properties are primarily low-density: small house-and-lot, townhouses, and apartments. There is very little commercial or condominium development. Proximity to Taguig (BGC accessible via Hagonoy Road and C5) makes it practical for workers in that area. However, Pateros carries significant flood risk as a riverside municipality.

Flood Risk

High Flood Risk

Pateros is a riverside municipality with high flood risk. Virtually all of Pateros lies within or adjacent to flood zones associated with the Pateros River and Taguig-Pasig River system. During Typhoon Ondoy in 2009, Pateros was severely flooded. DPWH ongoing river dredging and bank reinforcement works provide some mitigation but the municipality's low elevation and riverside position make it structurally flood-prone.

Transport

Pateros has no rail transit. Main roads: Hagonoy Road (to Taguig), Pateros Riverside Road. Jeepney routes serve Taguig, Pasig, and Ortigas. FX and tricycles serve local transport. Proximity to BGC via Hagonoy Road: 15–25 min by car. To Makati: 25–35 min. Small size of Pateros means most residents use private vehicles or motorcycles.

Amenities

Pateros Municipal Hall, Pateros Public Market, Sacred Heart of Jesus Parish Church. Residents typically access malls and hospitals in Taguig (Market! Market!, SM Aura, St. Luke's BGC) or Pasig (SM Megamall, The Medical City).

Growth Potential

Pateros's growth is largely a function of BGC/Taguig spillover demand. As BGC property prices have risen to global levels, some buyers look to adjacent Pateros for affordable residential alternatives within commuting distance. Flood risk is a significant constraint. A small number of townhouse projects have been launched targeting BGC workers seeking affordable nearby housing.

Buyer Questions

Frequently asked about Pateros real estate

Is Pateros a good place to buy for BGC workers?

Potentially yes for buyers who prioritize proximity to BGC at affordable prices. Pateros is about 15–25 minutes from BGC by car. Property prices are significantly lower than Taguig or Makati. The main risk is high flood vulnerability — Pateros floods easily and this should be carefully assessed before buying.

What makes Pateros unique in Metro Manila?

Pateros is the only municipality (not city) in NCR, and the last Metro Manila community associated with traditional balut production. It has a historic, small-town character unlike anywhere else in Metro Manila, sitting directly beside BGC's glass towers.
