About Valenzuela

Valenzuela is Metro Manila's northernmost city and primary industrial hub. Hundreds of manufacturing plants, warehouses, and logistics facilities line the MacArthur Highway and NLEX corridors, supplying much of Metro Manila's consumer goods. The residential population — largely workers and their families — has grown steadily, supported by more affordable housing than southern NCR cities. For residential buyers, Valenzuela offers significantly lower prices. Townhouses and subdivisions are the primary property types. SM City Valenzuela anchors commercial development. The CLLEX and NLEX Connector are improving transit connections to Manila, gradually attracting residential developers targeting affordable land in the north.

Valenzuela has significant flood risk, primarily from the Tullahan River which bisects the city. Barangays near the Tullahan (Canumay, Pulo, Kapirasong, Malanday) experience regular flooding. Industrial areas are partially protected by flood walls. The DPWH Valenzuela-Obando-Marilao (VOM) River Improvement Project is ongoing. Northern Valenzuela near the Bulacan border has somewhat better drainage in newer subdivisions.

Transport

NLEX (Valenzuela exit) provides fast access north to Pampanga and south to Manila. MacArthur Highway runs north-south. No rail transit — MRT-7 (North EDSA to Bulacan) does not have Valenzuela stations. The CLLEX improves east-west movement. Jeepney and bus routes to Manila (Divisoria, Monumento). Commute to Manila Divisoria: 45–60 min at peak.

SM City Valenzuela, Valenzuela City Medical Center, Pamantasan ng Lungsod ng Valenzuela, Heritage Park, Valenzuela Sports Complex. Commercial activity concentrated along MacArthur Highway.

Growth Potential

Valenzuela remains primarily an industrial real estate market with strong, stable demand for warehouses and manufacturing plants. Residential real estate is growing as workers prefer to live near workplaces. The NLEX Connector Road benefits Valenzuela-based logistics. SMDC and other developers have launched mid-income condos targeting industrial workers. Long-term industrial/logistics appreciation is stronger than residential.
